The junction between the existing house and the extension is the part that gets noticed for the next twenty years. It is also where most of the technical risk sits — structure, weathertightness, floor levels, ceiling heights and the way the two roofs resolve.

Worked through at the site visit

We work through that detail at the site visit, with the builder who will run the job in the room. If something in the drawings will not work on this house, it is better to find out then.

What drives extension cost and programme

Size and structure

Floor area matters less than how much structural work the connection requires.

Ground and foundations

Auckland clay, slope and any geotechnical requirement can move the foundation cost substantially.

Services

Extending drainage, power and hot water into new space, and whether the existing board copes.

Approvals

Consent processing and any resource consent requirement affects the programme more than the price.

Access

A tight rear site with no machine access is a different build to one you can drive a digger onto.

Finish and matching

Matching existing cladding, joinery and flooring is often harder than specifying something new.

Extension questions

Do I need plans before I enquire?

No. Concept sketches or even a description are enough to start the conversation. A firm price needs enough drawing detail for the team to measure.

Can you work with my architect or designer?

Yes. We regularly price and build from other people's drawings, and we are happy to be involved early enough to comment on buildability.

Will my extension need consent?

Almost always. Adding floor area to a dwelling requires building consent, and depending on boundaries, height and site coverage it may also need resource consent.

Can we stay in the house during work?

Usually, because an extension is largely built outside the existing envelope. The disruptive period is when the two are joined together, and we plan that stage with you.

Can the extension include a new kitchen or bathroom?

Yes, and it is often more efficient to do it at the same time. See kitchen and bathroom renovations.
