Building on your own site

We build for people who already own the land, have a designer engaged or a design in progress, and want a builder who prices properly rather than winning the job on an optimistic number.

Running a development

We also build multi-dwelling developments, from a handful of homes on one title through to larger sites, working from your own consultants' drawings and coordinated as a single build rather than a series of separate ones.

Either way, we are not a house-and-land company and we do not sell plan sets. If you want a builder to work alongside your own consultants, that is what we do.

What we need before we can price a new build

Site

Slope, ground conditions, access and how much earthworks the site needs.

Design status

How complete and how buildable the drawings are.

Geotech

Whether a geotechnical report exists, and what it says about the ground.

What is already connected to the site, and what still has to be brought to it.

Where the project sits in the resource and building consent process.

What drives build cost and programme

  • Site — slope, ground conditions, access and how much earthworks is needed
  • Services — connections, distances and whether the site is on tank and septic
  • Design status — how complete and how buildable the drawings are
  • Specification — cladding, roofing, joinery, insulation and interior finish level
  • Consultants — engineering, geotech and any specialist design

New-build questions

What do I need before I contact you?

Ideally the site and a design in progress. If you have neither yet, we can still talk about what is realistic for the section you are considering.

Can you work with my architect or designer?

Yes. Most of our new builds are constructed from the client's own consultant drawings.

Do you build on difficult sites?

Yes. Sloping and access-constrained sites are common in Auckland, and we would rather price that difficulty accurately than discover it later.

How long does quoting take?

A full new-build price takes longer than a renovation quote. The QS will give you an expected date after the site visit and drawing review.

Who is my main contact during the build?

One person from our team runs your project and is your point of contact throughout. You are told who that is before work starts.
