What drives renovation cost and timing

Renovations can be daunting especially when its your first time. We looked around and had meetings with a few builders but it wasnt until we met with John who was recommended by a family member that things started to move foward. John and his team were very open and honest, they broke things down for us about the whole process and handled our Mum's reno with care and respect. Renovation questions

How early should I contact a builder?

As early as you like, even before you have plans. It helps us understand scope and timing, and we will tell you what needs to happen before we can quote.

Can you help if my plans are not finished?

Yes. We can talk through the project at any stage and explain what still needs to be resolved before pricing.

Do renovation projects need building consent?

Often, yes — structural work and new plumbing generally require it. We will tell you what applies to your project.

Can we stay in the home during the work?

In many cases, yes. We plan the sequencing and staging around keeping the household functioning where we can.

How are changes or variations handled?

Any variation is priced and agreed with you before it proceeds — never absorbed quietly into the job.

Do you also handle kitchens, bathrooms and extensions?

Yes. Renovations often include kitchen, bathroom and extension work as part of the same project.

What does a house renovation cost in Auckland?

It depends far more on what is behind the walls than on the size of the room. As a guide, our multi-room renovations generally start from around $50,000, and whole-house renovations commonly run well beyond that once structural work, re-piling, re-wiring and re-plumbing are included. We price from a site visit rather than a rate per square metre, because on a house built before 1970 the rate per square metre is usually wrong.

Do you work from my architect's or designer's drawings?

Yes. Most of our renovation and new-build work is built from the client's own consultant drawings. If you do not have drawings yet, that is fine too — we can talk through the project at any stage and tell you what has to be resolved before it can be priced accurately.

How it works

3. Quote prepared: Normally around three to five business days of the visit.
